Vanderpump Rules fans can now find out how much money Tom Sandoval offered Ariana Madix for their shared home. The details were revealed on Peacock's Vanderpump Rules: Secrets Revealed, which premiered on Wednesday, May 30. In a scene from the show, Sandoval, 41, talks about his financial plans with his former assistant, Ann Maddox.

Sandoval mentioned that he had sent an email to Ariana over two months ago regarding the house and offered to read it out loud. He began reading the email, which stated, "I would love to talk to you about the next steps on our house."

During the conversation, Sandoval expressed concern that Ariana might overhear them. He asked the producers if she was nearby, saying, "Is she here? This is crazy. Guys, is she here? Dude, I don’t want to be f—king, like, she can hear me."

The crew assured Sandoval that Ariana wasn't listening. An offscreen producer promised to ensure Sandoval's privacy if she did come out.

Feeling reassured, Sandoval went back to reading his email.

Sandoval offered Ann $600,000 in cash as a buyout for the property. According to him, this amount is equivalent to selling the property for $3.1 million, which is higher than the values provided by Zillow and Redfin, and definitely above market value. Additionally, by refinancing the house and removing Ann's name from the loan, the monthly payment would increase from $10,000 to over $20,000.

Ann was taken aback by the amount Sandoval was willing to take on. She asked him if he could afford it, to which Sandoval responded, "For six to eight months. I put myself in this situation. I just wish we could turn back time."

Sandoval and Ariana’s home became a topic of debate on the show due to their breakup in March 2023 caused by Sandoval's cheating scandal with Rachel “Raquel” Leviss.

They bought their home in 2019 for $2 million after dating for six years. Following the scandal, Sandoval revealed that he had no other place to live just one month later.

"I don’t have many friends I can stay with at the moment," he mentioned on the “Howie Mandel Does Stuff” podcast in April 2023. "I pretty much run things at home. I take care of the gardening and housekeeping. My assistant helps with cleaning and restocking. I pretty much handle everything around the house."

Sandoval managed to avoid running into Ariana by using a mediator, as seen in the deleted VPR clip. "Ariana is still in the house. It's a big house, so we communicate through a middle person. We text each other about our comings and goings," he explained. "The house hasn't been put on the market yet. Ariana is really busy these days, she's doing really well. I'm happy to see her thriving. I've been keeping busy too, trying to sort things out."

Ariana explained to her costar Scheana Shay on the “Scheananigans” podcast in August 2023 why she chooses to stay in her home. She emphasized that she did not grow up wealthy and understands the value of financial stability. She shared, “I’m taking care of myself and have a comfortable setup. My room feels like my own little apartment where I can stay in my own space.”

Additionally, Ariana mentioned how she feels more at ease by remaining in her home. She expressed, “I sleep better at night not worrying about someone entering through the door. Living in the same house means I don’t have to fear for my safety. I make sure to lock my bedroom door before going to sleep, just to be cautious.”

The living situation was a hot topic on season 11 of Vanderpump Rules. Lala Kent pointed out that Ariana didn't want to engage with Sandoval on camera but still lived on the same property.

Lala expressed her frustration on an episode of the Vanderpump Rules After Show, saying, "We are just asking you to have one conversation with Tom Sandoval - the guy you were always paired with. The same guy you still share a living space with. Can't you just have one conversation?"

Ariana and Sandoval were unable to provide an update on their shared home during the reunion due to an ongoing legal dispute. In January, Ariana filed a lawsuit against Sandoval with the intention of selling their joint property. Ariana was clear in stating that she did not want a "division in kind," while Sandoval is fighting for full ownership. The legal battle is still unresolved, but in March, Ariana bought a $1.6 million house in Los Angeles.
