Tom Sandoval and Ariana Madix s House Drama Could Last Well Into 2026

Tom Sandoval and Ariana Madix’s ongoing dispute over their shared home could potentially drag on for a longer period than initially anticipated. Based on court records uncovered by We, it has been revealed that the Vanderpump Rules personalities are required to come to a resolution through private meditation. Failure to do so will result in a trial commencing on February 17, 2026.
In January, Madix, 38, filed a lawsuit against Sandoval, 41, to sell their joint property. Madix preferred not to split the property, while Sandoval wanted full ownership.
Their shared home has been a source of conflict since they ended their relationship in March 2023 due to Sandoval's affair with cast member Rachel “Raquel” Leviss.
In the recently concluded Season 11 of Vanderpump Rules, cameras captured the ongoing disagreement between Sandoval and Madix as they lived together in their home.
During a recent episode, Madix expressed her frustration to her costars Lala Kent and Scheana Shay, saying, "It just sucks because I put so much of my life, money, and time into making this my dream home."

Sandoval offered his ex $600,000 cash to keep the house in a separate scene. He explained that this buyout was equivalent to selling the property for $3.1 million, which was higher than the values estimated by Zillow and Redfin, and above market value. By refinancing the house and removing her name from the loan, the monthly payment would increase from $10,000 to over $20,000.
Madix, on the other hand, defended her choice to stay in the house. Despite not living there full-time due to her work commitments such as performances in Broadway's Chicago and on Dancing With the Stars, the author of Single AF Cocktails managed to coexist with her ex when she stayed at the property.
"I've never been someone who grew up wealthy. I know how fast money can disappear," she shared on the "Scheananigans" podcast in August 2023. "I'm taking care of myself. I have a pretty good setup. My room feels like my own little apartment. I like to stay in my own little space."
Despite the ongoing legal matters, Madix recently invested in a $1.6 million house in Los Angeles. The mid-century modern home, purchased in March, is located 6.6 miles away from where she currently lives with Sandoval.
